Reagarding apartment rent lease problem

I am living in Castle court appt Fall River MA .I had one year lease agreemnet with the owner.Now after 3 months I want to break the lease . They say I have to pay 2 months rent (as it is required 2 months notice before and I noticed it is not written on our lease agreement papers anywhere) and one more month rent as a "lease retraction" .So they wants total 3 months rent for breaking this lease .All the rules are verbal and I have not signed any paper explaining this breaking rule.

Does anybody has gone through this phase ?This is very urgent.
Should I go to the lawyer or should I pay silently all the amount.
